How close to campus are you?

How many people live there?
Union on Knox is set to accommodate 788 residents at our community. We can't wait to meet you!
What are the policies on pets, smoking and guests?
Union on Knox is pet-friendly! Dogs and cats under 75 pounds are more than welcome at our community. Please check with the leasing office regarding restricted breeds and the costs associated with bringing your furry friend!
Our community is smoke-free in all indoor and adjacent areas.
Guests are always welcome, subject to the consent of roommates and security considerations. Overnight guests are welcome, with limits on the number of days and guests (please review your lease for specific guest info). You are responsible for the conduct of your guests, invitees, family members, and any other person whom you allow to enter the property or apartment as if such conduct were your own.
How do our rates compare to on-campus housing rates?
When comparing our rates to on-campus rates you must take into consideration many variables, including floor plan layout, square footage, furniture, utilities, and community events. Our leasing staff is available to discuss with you how our rates compare to other housing options and validate that our community offers you the best value for your money, as well as a great location and incredible amenities.
Can I share a one-bedroom or studio?
Unfortunately, we do not allow double occupancy and only one person is permitted per bedroom. Please consider renting one of our fabulous 2 bedroom apartments!
What types of leases are available?
At Union on Knox, we only provide individual leases! An individual lease means that you are only responsible for your rental installment and not the rent of your roommate. With an individual lease, you have the rights to joint use of the common spaces and then individual rights to your bedroom and bathroom. All of our leases are for 12-month periods.
How long Is the lease term?
The lease term is from August 20, 2025 to July 31, 2025. Payments are broken up into 12 equal installments and all payments are due on the 1st of the month.
What is a guarantor, and do I need one?
A guarantor is an individual who signs a lease agreement along with a renter promising to uphold the lease agreement in the event a renter defaults on their financial obligations. The guarantor can be a parent, spouse, extended family member, or friend but will need to be in good financial standing and pass all necessary screenings.
If you do not have a guarantor and do not self-qualify, Union on Knox will require a one month security deposit due within days of signing.
Do I need to have liability insurance?
Yes, every resident is required to obtain a minimum of $100,000 in liability insurance. Verification of coverage will be necessary before you can receive keys. Our insurance partner, Assurant, will be sending out instructions closer to move-in on how to easily enroll in their policy or for you to be able to provide proof of coverage.
Please be advised that liability insurance does NOT cover your personal belongings. We highly recommend you obtain personal contents coverage as well.
How does roommate matching work?
Are you looking for more control over how you are matched with roommates? Through the RoomSync app, residents are empowered to choose roommates and build a sense of community using lifestyle habits such as cleanliness levels, studying habits, sleep cycles, and more. RoomSync offers an experience that supports a diverse and inclusive matching community through gender-inclusive tools. Furthermore, the app recognizes the importance of living criteria like service and emotional support animals and factors this into the matching process.
Please note if you don't select your own roommate, you will be assigned one.
Do I need to be a student to live here?
No, while our community is set up to accommodate the lifestyle of college students, you do not need to be one. Anyone who can meet our rental criteria is welcome.
What if I need to cancel my lease?
Residents sign a legally binding contract for the entire term of the lease. Union on Knox does offer reassignment options, which allows you to provide a new leaseholder to assume responsibility over the remainder of your lease for a $350 fee. Please note that any concessions will not transfer to the new tenant. Contact the Leasing Office for more information.
What is a concession and how does it work?
Sometimes you will see a special offer for select floor plans or circumstances. These special offers will be reflected in your lease and are called a concession. If you are offered a concession, then you will find it located in the concession addendum (please see a leasing agent for the page number). Monthly concessions are paid out every month. They are subtracted from the monthly base rate on the first page of your lease. Ex: If your monthly rate is $1,900 and you receive a $200 concession, then you will have $200 deducted from the $1,900 rate every month. One-time concessions are only offered once and are typically for amenity and application fees.
Please note that all concessions are limited time offers and subject to change at any time. You must meet all of the terms and conditions in order to qualify for concessions and they cannot be transferred from one leaseholder to the next.
When is my first payment due?
Fall 2025 residents' first monthly installment is due August 1st, 2025.
Will you send me a bill each month for my rent?
You will not receive an invoice each month; your rent will be posted to your resident portal, along with your utility charges.
How Do I Pay My Rent And When Is It Due?
Rent is due on the first of each month and must be paid online through the resident portal. If your rental installment is late, late fees will be applied. Refer to your lease for more information.
If I pay in full, do I get a discount?
We do not offer discounts for rent paid in full. However, prepayment gives you the peace of mind knowing that your account is in good standing at all times!
What is included in the rental installment?
Your rental installment includes community-wide high-speed internet, trash, pest control, furniture, maintenance, amenities, and community events!
Can I pay my rent by credit card, and are there additional fees?
You can submit payment via electronic check, or pay with a Visa, Master Card American Express, or Discover online 24 hours a day from any computer or smartphone by clicking the "Resident Login" button. We also offer automatic payment by either credit card or checking account — just fill out one page, one time and payments will be made automatically. Convenience fees apply for credit card and debit card payments or no fee for payments made by eCheck. We do not accept checks or cash in the Leasing Office.
Will my financial aid cover my rent?
Your living costs can be covered by financial aid, just like on-campus housing. Any available financial aid funds, after university charges are satisfied, are released to the student for non-institutional expenses, such as off-campus housing. These funds can be used to pay housing costs. Normal payment deadlines will continue to apply.
How are utilities charged?
You will receive a bill each month from Conservice for your portion of your unit's electricity, sewer, and water. This will be paid through your resident portal each month. There is no need to set up utilities on your own!
Are apartments furnished?
Yes, all our apartments are fully furnished! You are more than welcome to bring any additional furniture of your own, but please keep in mind that we will not store furniture for you. If you choose to remove any of the provided furniture, you will need to store it yourself and bring it back before the end of the lease term in its original condition.
What size are the beds?
All bedrooms include full sized-extra long beds and mattresses. We suggest purchasing queen bedding.
Can additional furniture be brought into the apartment?
You are welcome to bring additional furniture with you, but don't forget that we fully furnished all of our apartments. You are welcome to move the furniture around to best suit your preferences, however, if any furniture is removed from the property it will need to be stored at the expense of the resident and brought back at the end of your lease in the same condition it was originally in.
Is parking available?
Union on Knox offers covered garage parking. Spaces are limited and there is a monthly cost associated with parking in our garage. Please contact the office for pricing and availability.
Are apartments furnished?
Yes, all our apartments are fully furnished! You are more than welcome to bring any additional furniture of your own, but please keep in mind that we will not store furniture for you. If you choose to remove any of the provided furniture, you will need to store it yourself and bring it back before the end of the lease term in its original condition.
What should I bring to my new apartment?
While the furniture and appliances are included, below is a guide to help you with the personal belongings that you will need to provide:
· COMMON AREA: Electronics and corresponding cords/adapters, décor, trash can, trash bags, pots and pans, plates, cups, eating/serving utensils, coffee maker. Cleaning/disinfecting supplies, dishwasher detergent, laundry detergent, etc.
· BEDROOM: Linens, pillows, mattress pad, towels, toiletries, shower hooks and curtain, trash can, décor, electronics and corresponding cords/adapters, and anything else that makes you feel at home.
What if I need something repaired in my apartment?
Our onsite, professional maintenance team would be happy to help you. We will need some details so be prepared to provide specifics with your requests. You may submit a service request in your Resident Portal.
For Emergency Requests: A maintenance team member is on call 24/7 for emergency maintenance needs (i.e. door/window lock issues, major leaks, plumbing, no heat or AC during weather extremes, refrigerator not cooling, no electricity/gas/water, etc.).
How do I receive mail and packages?
Mail - Resident mail is delivered by the US Postal Service to your assigned mailbox. At move-in, you will receive a mailbox key. When you move out, if you want to have your mail forwarded, you will need to complete a Change of Address Form with the local US Post Office.
Packages - Packages will be delivered to the package room and can be retrieved 24/7 with your unique pickup code.
What kind of events do you host?
At Union on Knox, you will create life-long relationships and connections! Our team plans resident events to get you involved. These events range from pizza parties to karaoke nights, from resume-building classes to gaming tournaments.
What is Resident-Link?
Build your credit by paying your rent on time! Resident-Link is a service that enables you to build your credit by simply paying your rent on time. Pay your rent on time each month and Resident-Link will take care of the rest. An additional fee of $6.95 is required for this service and residents can sign up here.
What is Community Rewards?
Community Rewards is a digital rewards platform for residents who live in our community. You can earn any combination of digital reward cards from more than 100 brands including virtual VISA. You will receive more information and log-in details closer to move-in.
